Your comprehensive inspection covers all major systems and components following industry Standards of Practice, and then some. We take our time and don’t rush through your inspection to get to the next one. This thoroughness often means we find defects that others might miss, which can save you money when the seller covers necessary repairs.
David is a TREC Licensed Professional Inspector, InterNACHI Certified Professional Inspector, and InterNACHI Certified Master Inspector. Combined with his construction background going back to childhood, you get someone who understands how homes actually work, not just what the checklist says.
Each inspection includes detailed digital reporting with photos, delivered the same day. Our in-house termite and wood-destroying insect (WDI) inspection is available as a convenient add-on service with a separate fee — no coordinating with separate vendors since David is a Licensed Applicator who produces his own WDI reports.

Should You Attend Your Inspection?
Buyers are welcome and softly encouraged to attend the inspection, but it’s not required. The inspector needs to remain focused on the inspection — distractions can cause things to get missed.
We suggest arriving in the last 30 minutes. David averages approximately 800–1,000 sq ft/hour, so you can calculate a realistic ETA based on your home’s size. Things that can affect the inspection timeline include older homes, unmaintained properties, occupied homes with personal property in the way, and people at the inspection.
If you can’t attend, we can review the report over the phone, which usually takes about 20 minutes — David doesn’t abandon his clients. We have many clients who are out of state and even out of the country for jobs or military deployment. Sandy guides you through questions before, during, and after the inspection regardless of whether you attend in person.
Monster Free Inspection Included
For families with children, we include a complimentary Monster Free Inspection. David will check closets, under beds, and any “spooky” spaces to reassure kids that their new room is safe.
