About the Inspection Process
David averages approximately 800–1,000 sq ft/hour, so a typical home takes 2-4 hours depending on size, age, and condition. We take our time and don’t rush through your inspection to get to the next one. This thoroughness often means we find defects that others might miss.
Buyers are softly encouraged to attend but are not required. The inspector needs to remain focused, and distractions can cause things to get missed. We suggest arriving in the last 30 minutes — David averages approximately 800–1,000 sq ft/hour, so you can estimate a realistic arrival time. If you can’t attend, we can review the report with you by phone in about 20 minutes. We have many clients who are out of state and even out of the country for jobs or military deployment.
David inspects all major systems following industry Standards of Practice: roof, structure, electrical, plumbing, HVAC, and more. He takes photos of any issues and makes notes for your detailed report. We examine 22 different inspection services, so it’s comprehensive.
Yes, you’ll receive a detailed digital report with photos the same day as your inspection. The report includes our findings, recommendations, and explanations to help you understand what everything means.
Definitely. David is licensed for pest control through the Texas Department of Agriculture (TDA TPCL #0737882) and SPCS (#0733300), so we handle WDI/termite inspections in-house. No coordinating with separate vendors. One provider, one report.
Scheduling & Pricing
The easiest way is through our online scheduler, or you can call or text Sandy at (972) 210-1349. She handles all communications and will walk you through the process, which can be daunting even if it’s not your first home.
We’re available Monday through Friday 8am-6pm, and Saturday 8am-12pm. We try to be flexible with scheduling to work within your option period timeline.
Pricing depends on the property size, age, and services requested. Contact us for a specific quote based on your property details. Our more comprehensive inspections may come with a slightly higher fee, but this investment prevents costly surprises down the road.
We’re based in Royse City and serve the Dallas/Fort Worth metroplex and East Texas. Not sure if we cover your area? Just ask and we’ll let you know.
We understand real estate timelines are tight. Sandy will work with you to find a time that fits your option period. Having a CMI-certified inspector means we’re in demand, but we do our best to accommodate urgent requests.

The CMI designation requires demonstrated experience, ongoing education, and adherence to strict professional standards. Not all inspectors hold this credential. It’s InterNACHI’s highest level of certification.
