David Kile, CMI — Inspector & Owner

David started in construction as a boy, helping his grandfather install county water lines. He went on to do just about everything involved in construction before taking a corporate position that eventually downsized him out. That’s when David made a pivotal decision: he didn’t want to be at the mercy of a corporation anymore.

He got licensed to perform home inspections in 2012 and opened Texas Dependable in 2013. But David has never done anything halfway. He holds the InterNACHI Certified Master Inspector (CMI) designation, the highest credential offered by the International Association of Certified Home Inspectors, along with just about every license and certificate available for the state of Texas.

As a TREC Licensed Professional Inspector, InterNACHI Certified Professional Inspector, and InterNACHI Certified Master Inspector, he holds the highest credentials available in the industry.

What drives David: He really lights up when he helps someone understand their home is truly a system that all works together. Clients are welcome to attend the inspection — we suggest arriving in the last 30 minutes so the inspector can stay focused. It’s a great opportunity to ask questions and understand your new home’s systems. If you can’t attend, we review the report by phone.

Sandy Kile — Communications & Client Coordination

Sandy handles all communications, scheduling, and client coordination for Texas Dependable. In her words: “I help our clients walk through the process, which can be daunting even if it’s not your first home.”

When you call, text, or email Texas Dependable, you’re talking to Sandy. She guides clients from initial inquiry through scheduling, preparation, and follow-up. No phone trees, no getting passed between departments. Just direct communication with someone who knows your situation and cares about your experience.

Sandy’s approach ensures nothing falls through the cracks. She coordinates with real estate agents, manages scheduling logistics, and makes sure you know exactly what to expect before, during, and after your inspection.

Sandy’s philosophy: “Anything we can put on our site to show clients and agents that we want to truly help them is important. We’re here to take tasks off the client’s and agent’s plate.”
