We Stand Behind Every Inspection We Do
Our Story
David Kile started in construction as a boy, helping his grandfather install water lines for their county. He went on to install private septic and on-site wastewater treatment systems, pull concrete, lay brick and stone, do drywall, run main electrical underground in planned developments, and much more before taking a corporate position as territory manager for a major portable storage company.
When he was downsized, David made a pivotal decision: he didn’t want to be at the mercy of a corporation anymore. He got licensed to perform home inspections in 2012 and officially opened Texas Dependable Inspection Services in 2013.
What started as a path to independence became something deeper: a way to help families understand the biggest investment they’ll ever make.
Our Approach
David really lights up when he’s able to help someone understand their home is truly a system that all works together. We don’t just check boxes and leave. We educate.
We take our time and don’t rush through your inspection to get to the next one. This thoroughness often means we find defects that others might miss, which can save you money when the seller covers necessary repairs.
Our greatest joy comes from educating both buyers and sellers about their properties. Clients are welcome to attend the inspection — we suggest arriving in the last 30 minutes so the inspector can stay focused. If you can’t make it, we review the report by phone.

Sandy handles all communications, scheduling, and client coordination. In her words: “I help our clients walk through the process, which can be daunting even if it’s not your first home.”
David leads the inspection team. He’s never done anything halfway. As a TREC Licensed Professional Inspector, InterNACHI Certified Professional Inspector, and InterNACHI Certified Master Inspector, he holds the highest credentials available in the industry.
Together, they make a team focused on educating and helping clients feel confident with their investment. Texas Dependable is actively growing to bring on additional inspectors who share David and Sandy’s commitment to thoroughness and education.
